Successful remodeling projects depend upon mutual trust and consistent communication between you and your remodeler. You need to count on your remodeler’s technical expertise and ability to complete the job as promised. In addition, your remodeler will count on you to carefully prepare for and understand the remodeling process.

What will my remodel cost?

Because all of Reynolds’ work is custom for each individual project, it is hard to give a rough estimation of how much a remodel may cost. There are many variables that affect cost—materials used, size of the area being remodeled, as well as work performed to name only a few. The best way to get an idea of the cost of a project is to call us and schedule a time for us to come see the space you’d like to remodel and let us work up a bid!

When will my project start?

We do our very best to schedule products as soon as possible. We schedule our projects in the order we receive a signed contract and down payment. There are certain times of the year where we are completing more projects than others, and the wait time to start may be longer. If you would like a project completed by a specific date, please let us know as soon as possible so we can do our best to meet your needs.

How long do remodeling projects take?

Most of our jobs run between four and six weeks. However, every job is different and some may take more or less time. No matter the size of the project, we strive to ensure that your remodel is completed as quickly as possible. Once it’s begun, we work on it steadily until it’s finished—you won’t have weeks at a time where no work is performed. In fact, once your project is scheduled, we will send you a copy of our schedule, outlining what days the work will be performed so you can plan accordingly and have a good idea of our start and proposed end dates.

As a homeowner, what do I need to do prior to starting the project?

Prior to our first day on the job, please make sure that you have removed all items from the construction area. We will be happy to assist in moving a few large items if needed. Please speak to your designer if you need help coordinating the removal of big items. We have worked with local movers on past jobs to assist in this task and would be happy to give recommendations and/or suggestions. Also, please ensure that we have specifications on appliances before we start your remodel.

Will there be any disruptions in electricity or plumbing during the job?

During the remodeling process, especially at the beginning, it may be necessary to turn off the water or the gas to the entire home or turn off some electrical circuits for a few hours. We will try to give you as much advance notice as possible. If you are concerned about this temporary disruption for any reason, please let us know so we can work with you to minimize any inconvenience.

Will there be workers in our house every day?

In general, yes, we try to keep our remodeling projects as short as possible, so we try to have someone working on your home every day. There are times during every remodeling project that a lot of progress is made and other times where very little progress is apparent. During the drywall or floor refinishing stages, for example, a coat of mud or a coat of varnish may be applied in the morning and then nothing else happens for the rest of the day. The same may happen for several days in a row.

Why do things look crooked and unfinished?

Remodeling is a work in progress. After the cabinets are installed, adjustments will need to be made to align the doors and drawer fronts. Countertops will be caulked following the painting, in most cases. Nail holes will be puttied prior to final walk-through. Anytime you have questions about the progress of the job, please don’t hesitate to ask. Our goal is to make sure you are satisfied when we are finished.

What if I decide that I would like additional work done at the time of construction?

Sometimes during the course of the job, the description of work may change. This can be due to a client request or an unforeseen condition. Any requests for changes should be made as promptly as possible on a Change Order form signed by both parties prior to proceeding with the change. Any additional costs incurred must be paid upon the change order approval or upon the receipt for an invoice when the change is complete. A $50 administration fee is charged for each change order that is written.

Unforeseen conditions can surface in any home. Examples include concealed asbestos insulation, deficient building structure or substandard wiring. If an unexpected situation arises, you will be notified as soon as possible. Any related costs will be priced for your approval prior to proceeding. Often times it is best to proceed on a time and material basis so that the flow of work and schedule of the job is not delayed. Keep in mind that any change to the work description can have an impact on the original time schedule of your project.

What do I need to do if I am supplying items for the project?

If you are supplying any items for this project, we request that they be on site prior to the start of construction. Any items not on site when needed will delay the project. We require all appliance specification sheets be delivered to Reynolds Design & Remodeling prior to the start of construction.

Our warranty does not cover any items supplied by the client. If a product supplied by the client fails, it is the client’s sole responsibility to address that issue. If repair of such a product requires work by Reynolds Design & Remodeling or our subcontractors, you will be subject to a charge for that work.

Any items that are slated for re-use are solely at the risk of the client. We do not accept any responsibility for proper functioning of any salvaged item. We will take all reasonable precautions in reinstalling such items, but cannot guarantee their performance or appearance.

If you hire any subcontractors on your own, please remember that it is your responsibility to schedule, supervise, and coordinate them. We cannot be responsible for cleaning up behind them or for any damage they may cause.

Within thirty days after completion of your project, we will send you a Client Evaluation form. We appreciate your honesty in answering the questions, and in taking the time to fill this out and returning it to us. Thank you for allowing us into your home!
